How to Get Your Home Ready to Sell
Posted by Stephen Connelly on Sunday, November 15th, 2009 at 12:29pm.Every seller wants to sell their home both quickly and at top dollar. What you need to know about buyers is that they cannot see through the clutter and personalization of your home. The internet allows buyers to pre-qualify your home even before they physically see it. Buyers will initially choose a home based on location, style, bedrooms, garages and overall finishes......And they will not buy a home because the carpets, kitchen, baths and windows are dirty, the beds are not maid or they cannot tour the back yard because of the dog mess.
Do not forget - buyers are viewing your home because "Your Home" has met their basic criteria from their internet search. Buyers, today, want to move into a home and do absolutely nothing to a house. Below are some tips on how to spruce up your home so that buyers will write an offer.
First Impressions are Important - The Exterior
- Keep grass mowed, shrubs trimmed and lawn watered.
- Pick up lawn tools, toys, sweep front walkway.
- Plant some flowers and add some flower buckets.
- Clean up after pets.
- If the exterior needs painted - paint it.
- If it's winter time, shovel the walks.
Make the House Shine - The Interior
- Clean the carpets, windows, bathrooms and dust. Do not forget to clean the baseboards and ceiling fans. Odors are a NO - air out the house.
- Paint rooms with neutral colors - get rid of the Barbie Pink bedroom or stand to lose a buyer that has all boys or give a painting concession.
- Rent a storage unit- almost every home shows better with less furniture. Remove furniture that blocks paths.
- Fix leaky faucets and toilets.
- Re-caulk showers, tubs and stairs.
- Bleach dingy grout.
- Replace light boulbs
- Always vacuum before showings
DO NOT give buyers and reason to not like your house or to remember your house as the one with the funky colors or odors! Follow these tips and you will be that much closer to being succesful in your sale.
